After my experiences, I'm probably not the best person to give advice. The one thing I can say is that I have learned my lessons about how my expectations can be a lot different than other peoples'.
For what it's worth...
1. If you can't touch it, feel it, smell it, and drive it.... it is a real crap shoot what you will get. At the very least asking for specific answers, like how big are the puddles under those areas when it leaks, and how long did it take for them to get that big will at least give you a feel for what to expect. It also tells the seller that you'll be looking for those kinds of things.
2. I know these are 40 +/- year old vehicles; but, there are things that are probably known and pretty obvious, and in my opinion they should be shared by the sellers. If you check it out and there are things that weren't mentioned by the seller, you might be a little concerned.
3. Keep your expectations low, and hope for the best. Even if everything is as advertised, stuff can still go wrong after the sale.
Bottom line, it sounds like you want to be careful. Being that you are concerned, you're probably asking for trouble if you don't look at it yourself, or have someone else look at it who knows your expectations. It would be money well spent. (I was pretty close to buying another EB but I got concerned I might be making a mistake. When I was told that I couldn't take it to a shop to have it gone over, I immediately lost interest.)
