Leaky oil pan

ok here it goes i got a 1 piece oil pan gasket on my 351, its the permadry, and i cannot get that thing to seal up is there any tricks yall may know to get this thing to be 100% sealed????

Make sure the pan lip is flat especially around the bolt holes.

well i know the pan is flat its a brand new pan, and also it looks to be leaking from the front and rear seals
