Man ideas, ideas, ideas....I have been waiting for my builder to start mine now for like 2 months or better. I like your ideas. The floor heating is a realy good idea. Nothing is worse than an ice cold back when you are on the floor. My self I am going 28X28. Poured foundation. I will have 13 foot celings. I am going with a 2 post lift. 2 10X9 doors. I found the 9 foot wide ones get you scared if you have a newer truck with bigger mirrors. 10 foot tall only because I may have a boat in the future, and also clearance for the EB ;D JK. For heating. I am going with a small heat pump. We have local people who gut houses that were on fire. I am going to get one that was in one of those homes. You can get them sometimes if it was only smoke damaged. They have to be replaced in homes because it might smell like smoke for a few weeks when fired back up. That will do for me. Especially for a few $100. I will put it up in the storage attic. and blow down into the garage. Being I will have a lift. The cooler floor should not bother me. I hope.

I do like the drain idea also. I may have to try that in mine....

drains are a GREAT idea, but most areas wont let you (knowingly) out one in. Environmental concerns. I know OH is like that and I think VA also. A friend of mine who owned a body shop says they periodically would test his drains.

MI is that way too. I replaced my floor and really wanted a drain, but no luck.

Wish I had thought of the radiant heat idea!!! Nice job Mark.

So where does that drain run to? Some small dry well next to the building?

Well winter and other needs have slowed my progress down a bit, the roof is complete though. Windows and doors are not on. If you're curious as to the details of my radiant floor heat ...read on...
Here's the list of components needed for my radiant heat floor.
My supplier is Leeps Supply Co www.leeps.com .They have a LOT of plumbing items.
Rehau seems to be the maker of a lot of this stuff. It's a German firm www.rehau.com
you'll want to lay insulation down over the prepared surface where the slab will be poured. I used a reflective "bubble"-wrap type cost about $200.
also - about 400 cable ties for tying the tubes to wire mesh
p/n: 136031-300 [For my 30' by 30' floor 900 feet of 1/2" (that's ID) O2 Barrier Rehau pipe (it's a type of plastic) (3 rolls of 300 feet at $162 each)]
p/n: 250337 [Rehau 3 station manifold (your tubes go into here - 3 station = in+out for each roll) qty1 at $93]
p/n: 261007 [Rehau 1/2 x R-20 brass manifold outlet (go onto your tubes for the manifold connection) qty 6 at $3.85 each]
p/n: A5500500 [1/2 plastic bend supports, these are made be Cantex and are 3/4" 90 degree bends - these are what make the 90 degree turn where you want the tubes to come up out of the concrete. The tubing is pretty inflexible and you put the tubing into these to make the 90 turn up out of the floor. qty 6 only 75 cents each]

Thanks for the breakdown of the details of that stuff. I'm trying to talk my Dad into doing this in his new garage. At least installing the pipe so he can add the rest one of these days.

Chalkoutline or anyone else- Do you guys know if the ICF can be used in flood plains?? Several people have constructed cinder-block garages near us, but the ICF sounds better for keeping the garage toasty in the winter. I went to the website in one of the posts above but couldnt find anything about flood....I guess once impregnated in rebar and concrete its not like the garage will pick up the foundation and float away even if it mostly closed cell foam.

The shop looks great! Radiant heating is definitely the way to go.... we did the same thing in our shop. I don't think you'll have much snow / ice build-up on that roof either. That's good to have with the lake-effect weather you have there.

Yes! Motivation that's what I need... I'm not moving as fast as JR Nice.
The roof is on - almost. Still no windows, doors, or floor covering.
$$ also - I've got to make sure I can pay Uncle Sam the funds he requires by the 15th. Dumb landscaping has been killing me. I don't know what possessed my wife to buy 300 trees at once - they don't plant themselves and you have to get them into the ground. %) Sheesh my back is killing me tonight! Only 100 down, 200 to go...
Cruizin CB unfortunately has been my only Bronco pleasure as of late.
Starting later this month there'll be progress on the garage Mick and I'll be sure to post pics!! ;D

I am in the middle of a 28x28 at the moment.....cost lets see.

6k for the footers and digging of footers (price was way over budgit)wanna bulid on a hill do ya.....

6k for the concrete floor/steel in the floor 4 concrete beams in it, and 2 4'x4'x12" deep pits for my lift ;D , also their is a 7'apren and a set of stairs and a 7'x14' walkway next to the side door.

$1900 for room over trusses

$1100 for 8 loads of fill dirt still need more. again wanna build on a hill do ya.

$2900 for all the wood needed and the entry door.

THINGS i still need.

2 insulated 10'x9' garage doors estimated$1800
Siding $1000
shingles $1000
Elec. ran to garage $1000
materials for elec in the garage $410
lift $2000

I am loosing count. I am doing this adding a front gable to the house for a front porch, residing and roofing the house to match the garage, and put all new Pella windows and doors throught. I'll be close to $45k when I am done

a garage isn't that expensive if you keep it simple.......That is the hard part. Their is always an upgrade.

I'm in the final phase of a 25X32. I'm at about $23,500. I would expect the final cost to be around $25 since I still need to add heat and finish the drywall ceiling and paint.

No lift or windows.

They are pouring my slab this morning and the building should go up in the next week or 2.

Total turn-key price from nothing to complete is $17,000.

This place never ceases to amaze me. I've been spending countless hours searching the web for info on radiant heat, and I find it right here!!! :eek:

I'm going to be building my pad this summer. 28x38 3-car garage on the ground level and a modest 2 bedroom living quarters above. I'm planning on radiant on both levels. I'll probably go the water heater route for this relatively small area.

Down the road, I'll be building a house in the same location and adding a larger boiler system. Probably either a wood or corn burner. Leaning towards corn since I will be able to get it right out of the bin! :cool:

It's been a while since I shared what's been eating my Bronco time. It's this damn garage that's taking me forever to build. I put the attic floor in this summer, windows, soffits and facia, I'm in the middle of siding it.
Lots of cash here... more than I wanted to put into it, but I want it how I want it.
Those dormers are a PITA.
The rope is so I have something to hold onto in case I slip, it's very steep and has a high pucker factor.
For the floor I used www.ucoatit.com beige color with gloss
At least I can park in it now.
I need to finish wrapping the doors, siding it, overhead doors, insulation, interior panels, and put the radiant heater system in.

I wouldnt worry about how long it takes (unless you have projects lined up for years in advance!) because it looks great and it will be exactly how you want it.
I like the idea of radiant heat, but because last winter was hell for the construction industry here, I had to pour the slab when I could. Lesson learned.....dont start one in the winter!

I like the dormers and the outside trim. Any pics of the "attic"? I was limited by city ordinances on how high I could go so I just put in regular trusses.
Floor looks great, as well as the drain!

BTW- Dang......happy anniversary!! I just checked the first post!

Whats the going price to build a garage labor only (26'x32')?

My neighbor said it would be 125$ sq ft., I told him hes out there a bit thats a custom home build price. I know this is a region price thing but I was looking for a broad view on it or experience.


Was thinking of putting a large checkered black and white tile in my garage, What type of tile or product would you use thats durable to jacks and the every day usage?

I think it would be hrd to break it down by labor only. I was told I could have had mine ((25x32) framed for $1500. That included the walls and trusses set.


I have $30k in mine and that includes a large apron in front (25 x 32 give or take ) that was $4000. It also includes drywall on the ceiling , plenty of insulation and 3/4" plywood on the walls.
