I'm kind of in the planning stages of selling my farm. I don't want to because I've had it planned to Kick the BUCKET & Leave all my farm tools & ole equipment for my Son & his Cousin next door too have to CLEAN UP ATFER i'm gone. It's been the family Joke around the BBQ Burger cook offs in late summer & Deer season openers.
.... How are we going to clean up all that Chit. PaPitt has left us with Love..
SO Now my son has cancer & Some of the Dr. say not much longer.
SO Wife & I have decided to sell the farm .. ''Lot of money'' But the grand Kids don't want it . SO MIMI & I Have came to the conclusion that I just need to sell it now. WE CAN HAVE A LITTLE FUN . But GUESS who gets to clean up the mess.. I Can't clean it up at 80. So I guess I have to start at 70.
.........
..... SO GAME PLAN is . BUILD A HUGE shop & move nearly every thing inside & place on concrete . Some else builds us a house. Mimi LIVES IN House & I all but live in SHOP.. . SELL EVERY THING I can as scrap. & Then have a garage sale . Or an Auction.
.............
.... But I have 12 tractors & Classics I want to put inside the shop .
I laughed about drawing a shop Yesterday . It ended up being 120ft long & 60 ft wide. With a 20 by 120 covered awning. on one side of the shop.
.........
... DAMNiT Boys taxes will kill me . I've found a lot about a mile & half out of town maybe 4ac.
........
... going to supper.

Sounds like a nice move, sorry about the unforeseen situation with your son but he is fortunate to have a great dad.

You just need a large shop with a home build inside. Have several friends around here who've gone this route when they were ready to move out of the old farm house. Even have one who's owns a spray service and the north 1/3 of his metal hanger that holds 4 planes is a two story, four bedroom home. I'll get some specs of my neighbor down the road, his new shop is giant, as in two semi and grain trailers, combine, 35' disc, 60' Big Country chisel, 500hp JD tractor only take up the north half of the shop, giant. Has a full length hanger door on the south end.

I have more questions than answers.
Pa, sorry about what as pushed you to looking at selling, I do think it will be best for all down the road.

My kids have no interest in my place, so I plan to sell and build a shop with living qtrs. I've done several rough sketches working on layout and size adjustments. I don't want any stairs and everything under one roof, that has created some compromise in size to make that happen. Everything will be handicap accessible, with the ability to shut down sections as I get older and may not be able to use. Ease of maintenance with a layout that fits my needs. I am not worried about resale, that will be up to the person getting 100% profit.

I've been making a list of things I don't want to forget, such as dust collection tubing and power under the slab. Compressor and dust collector room with venting, a light to remind me the compressor is on, downdraft air by the welding area, etc. After deciding what you intend on doing in the shop start making a list of must haves.

Garagejournal.com has a thread dedicate to shops, spend some time checking out the builds for ideas.

Good luck on what ever you decide.

My .02

have an auction, people pay good money for your junk, online auction IMO is better than live, make sure the auction company has evening and weekend pickup times so the working folks can get into the action. Have a local auction here that has pickup til 3 pm day after auction PITA for working people.

Think you need to down size keep a good tractor and a project tractor.

Can never have too big of a shop, figure it out now cause once done its too late.

Make an air condition / heated room in the shop so you can work out there in the heat or cold, maybe the lift bay.

Are taxes cheaper if you buy a mini farm, keep a few cows in rotation to eat, my neighbor pays way less taxes than me 10 ac vs 70 ac both AG properties, difference he has cows.

To each their own and if you want to keep all the vehicles go for it.

However, I am thinking like Ransil, if your 70 building new digs are you going to want to be messing with all those tractors when your older at 80? Its a lot of work keeping up with extra vehicles and or project cars, and it takes extra money with regard to space to keep them under as well as upkeep and taxes. I would think about thinning the herd and just keep the vehicles you really need or want to keep maintaining going forward.
As far as the shop goes, well bigger is always better IMO but that might change when I am 70?

Good luck Papitt and I am sorry to hear about your son.

Selling your life’s work is a huge decision but it will allow you and Mimi to live the life you want. I have enough space for 12 and looking to add enough for about 8 more. Like you have tractors projects and drivers. Hate storing stuff outside the goal is to have everything including trailers under roof. I’m a privacy nut, I don’t like anyone knowing if I’m home or not and if something is missing that is stored outside, I’m probably not home.

My last shop was 40' x 60'. I chuckled when were looking at it to buy and said "what would I do with all that space"? Within 2 years it was full of cars, trucks and motorcycles, and I wanted it bigger%)

I would start getting rough estimates for the size you are thinking, as sticker shock may come into play. Also, make it as big as you can afford.

Congrats on the life changing decision! Just remember: no more worrying about work, cows, hay or getting enough rain. It's all about play time now! Now retired, I need more days in the week for the fun times.

That's big around here too. A pole building with living quarters

Ideally I was looking at 100'x100' but finally settled on a compromise of 50'x75' which will give ample room for all the vehicles and storage in the form of two rooms off to one side that will double as work areas but also storage atop the rooms.

I live in a Barndominium and absolutely love it. I can go 20 steps from my bedroom and be in my heated and cooled shop. We moved from a neighborhood to 5.5 acres of playground. 2,000sf heated and cooled living area, oversized two garage, 10' Ceilings, 8' Doors and 1,200sf of heated and cooled shop with a bathroom. I had to build the interior way nicer than I should have, but the wife wanted it.

In my early 20's i built a shop for my pops. 60x40 free labor on the condition that I could build a small living quarters above on my dime. We moved on after having kids to different houses. At 30+ I bought some acreage and built a 60x60 with full living quarters above. We went full circle. With 23 risers to get upstairs I have plans for an elevator one day or build a small single story in the meadow and let the kids have it..... When you're thinking of space it's much cheaper to go up. Same size roof and foundo. And go big. I'm planning on building another building cause mine is already FULL. Bought 2 garage in a boxes this weekend at tractor supply.

It is. Especially if you plan on having two rooms on ground floor for storage of tools and for doing small projects so you can work in AC/heat you can always purpose above the rooms into storage.

My plan is stairs to get to the top and since the rooms will be standard height that will give me a lot of vertical room to store parts above both rooms. Thinking of getting some old style metal racks to store most of my stuff on and then things that can be hanged will be hanged on the wall.

Wow I was in a 60 by 100 or 120 this morning But it was about 50 ft tall inside ..
I don't think I need a 60 by 100 too big.
